Cohab.space Honored with Historic Preservation Award

Token Team Builders is proud to share that Cohab.space has received a Historic Preservation Award from the Structural Engineers Association of North Carolina. The award recognizes the thoughtful preservation and adaptive reuse of the historic Melrose Hosiery Mill in High Point, North Carolina.
Originally a cornerstone of High Point’s textile industry, the Melrose Hosiery Mill has been thoughtfully reimagined as an approximately 80,000-square-foot, multi-use creative campus, while preserving the architectural elements that define its historic character. Exposed brick masonry, original timber framing, and expansive industrial window openings were retained throughout the transformation, maintaining the building’s authenticity and strong sense of place.
The project’s success is a testament to strong collaboration between design, engineering, and construction. Stability Engineering, based in Charlotte, led the structural engineering effort, carefully balancing modern performance requirements with preservation standards. Token Team Builders managed construction, coordinating complex structural upgrades, code compliance, and phased build-out while respecting the building’s historic fabric.
Adaptive reuse projects of this scale require more than technical execution—they demand restraint, intention, and respect for the original structure. This recognition from SEANC underscores the value of preserving North Carolina’s industrial heritage while enabling buildings like the Melrose Hosiery Mill to serve new generations of entrepreneurs, creatives, and small businesses.
Today, Cohab.space supports entrepreneurs, makers, and small businesses across a wide range of industries. Located within the restored mill, the campus integrates flexible workspaces, studios, light industrial and production areas, offices, and shared community amenities under one roof. Cohab.space is intentionally designed to encourage collaboration, economic development, and adaptive growth—providing scalable space and shared resources while honoring the industrial history that anchors the site.
